Capella Hotel Group and Brisbane developer Verso Projects will debut Capella Residences Brisbane in 2029, transforming the 174-year-old Shafston House estate into the city’s first branded residential address.
Capella Residences Brisbane will be the group’s first residential offering in Australia and only its third worldwide, following Seoul and Bangkok. It is also the first branded residence of any kind in Brisbane.
The project sits along the Brisbane River at Kangaroo Point, where the historic Shafston House estate, a defining presence for more than 174 years, will be restored and reimagined under Capella’s heritage-led approach.
The estate, once one of Brisbane’s most prominent private residences, will combine restored heritage architecture with contemporary construction and Capella’s service-led model of luxury living.
The residences and amenities

The precinct centres on the Capella Living Room, the group’s signature residential-style social space, alongside wellness and recreation facilities that draw on the brand’s hotel amenities.
Two River Homes will be built along the embankment, complemented by a private marina, a porte cochère with drop-off and pick-up, and basement garage parking. Landscaped gardens and six pools, three of them for all residents, round out the estate.



The development extends Capella’s Australian footprint, which includes Capella Sydney and The Lands by Capella precinct. Verso Projects, which holds an $8.5 billion portfolio and more than 6,000 dwellings in its pipeline, is delivering the project.
A Brisbane bet ahead of 2032

The partnership comes at a time when Brisbane is drawing growing global attention in the lead-up to the 2032 Olympic Games, supported by population growth and infrastructure investment.

Verso Projects chief executive Steve Laffey said the collaboration reflected “a shared commitment to delivering something truly exceptional for Brisbane” and would restore the Shafston estate “to its former glory”.
Private appointments are open now, with a display suite opening in late 2026 ahead of the 2029 completion.
