Popular hospitality brand exits South Australia but will return with new-build Adelaide hotel in 2031

It’s goodbye, but not for long. South Australia will welcome back an iconic global hospitality group with the luxury Hilton Adelaide East End set to open in 2031, following the closure of Hilton Adelaide hotel in June 2026 after 44 years in the landmark CBD tower.

It’s goodbye, but not for long. South Australia will welcome back an iconic global hospitality group with the luxury Hilton Adelaide East End set to open in 2031, following the closure of Hilton Adelaide hotel in June 2026 after 44 years in the landmark CBD tower.

The 251-room, new-build Hilton Adelaide hotel will span 27 storeys with guestroom sizes ranging from 31–140sqm, plus onsite amenities including a recreation deck, several food and beverage venues, a fitness centre and pool and 303sqm of meeting space.

It will be developed under a franchise agreement with Auriga Investments and operated by Trilogy Hotels as part of the new $350 million Arcadia luxury residential and commercial building, designed to revitalise Adelaide CBD’s eastern end.

Hilton Adelaide East End is designed with the business and leisure traveller in mind and guests will be able to take advantage of the Arcadia precinct and relaxed city lifestyle.

Hilton Australasia Director of Development Tushar Raniga said the return of Hilton to Adelaide is both a symbolic and strategic milestone.

“This project allows us to reintroduce Hilton Hotels & Resorts as a modern, design-led flagship aligned with Adelaide’s growth and evolving skyline,” he said.

“Auriga’s vision and the site’s exceptional location make this an ideal opportunity to re-establish Hilton’s presence in South Australia in partnership with Trilogy Hotels.”

Trilogy Hotels CEO Scott Boyes said: “Every great city needs a Hilton hotel, and we are honoured to have been appointed by Auriga Investments as operator of the new Hilton Adelaide East End.”

Auriga Investment Group Director Eric Luk said: “For more than four decades, Hilton has played a defining role in Adelaide’s hospitality landscape, and Auriga is honoured to be part of its rebirth.”

“Arcadia was conceived as a place where community, design and city life come together  – a precinct that blends a new residential neighbourhood with a flagship Hilton hotel.

InterContinental Brisbane has taken over the former Hilton Brisbane building.

“Together, they will create a destination that draws locals back into the CBD and supports the year‑round calendar of events that make Adelaide unique,” he said.

The previous 5-star Hilton Adelaide hotel was acquired by Amora Hotels & Resorts and will reopen as Amora Adelaide on 1 July 2026 after an AUD$40 million upgrade.

Hilton Hotels & Resorts also exited Brisbane in 2025 after the building lease expired, now reopened as InterContinental Brisbane.
